Why do we tear off instead of overlay?
Some Houston contractors will pitch an "overlay" where they nail new shingles on top of your old roof. It is cheaper upfront, maybe 20% less, and faster. But an overlay hides rotten decking, violates most 5-year manufacturer warranties on the second layer, adds roughly 250 pounds of dead load per square, and is not permitted under Texas code once two layers already exist.

How long does a full roof replacement take in Houston?

What is the difference between ACV and RCV on a Texas roof claim?
Actual Cash Value is the depreciated value of your roof at time of loss. Replacement Cost Value is what it actually costs to replace it. Most Texas policies pay ACV upfront, then release the remaining recoverable depreciation as RCV once the work is complete and documented. We prepare an itemized Xactimate invoice so you recover the full RCV your policy owes.
Will I save on insurance with impact-resistant shingles?
Usually yes. Most Texas carriers offer a UL 2218 Class 4 discount of 15% to 30% on your homeowners' premium when you install impact-resistant shingles. Over the life of the roof, that discount often pays for most or all of the upgrade. We provide a Class 4 certificate for your agent on every qualifying install.
Do you ever recommend an overlay instead of a tear-off?
Rarely. An overlay hides rotten decking, voids most five-year shingle warranties, and adds unnecessary weight. In 99% of Houston homes, a full tear-off is the right answer. If your roof qualifies for an overlay under Texas code and your budget is tight, we will discuss it honestly, but we cannot attach our 5-year workmanship warranty to it.
Can you waive my deductible if insurance pays for the roof?
No, and no reputable Texas roofer will. Under Texas Insurance Code Chapter 707, it is illegal for a contractor to pay, absorb, or waive a homeowner's insurance deductible.
