Why Memorial
Memorial is part Houston, part six small cities.
Memorial is not a city. It is an area of west Houston along Buffalo Bayou. Neighborhoods like Memorial Bend, Frostwood, Wilchester, and Nottingham Forest are in the City of Houston. They get permits from the city. The six Memorial Villages are different. Bunker Hill, Hedwig, Hilshire, Hunters Creek, Piney Point, and Spring Valley are separate cities. They incorporated in 1954 and 1955, and each one issues its own building permits.
Many homes here date from the 1950s through the 1970s, and teardowns and rebuilds sit next to them. Big trees are everywhere. Several Villages protect even fairly small ones. So a landscaping job, a new fence, or a remodel starts with a look at your city's rules.

Strict Tree Rules
Piney Point protects trees 3 inches across and up. Bunker Hill needs a permit for trees 5 inches and up. It also wants fencing at the drip line during work. Hunters Creek protects trees with an 18-inch trunk circumference and up. We plan around them.
Buffalo Bayou Flooding
During Harvey in 2017, releases from Addicks and Barker reservoirs raised Buffalo Bayou. In Houston, new homes and big remodels in the 500-year floodplain must now be built 2 feet above that flood level.
Mid-Century Homes
Many homes here were built from the 1950s to the 1970s. They often need updated baths, new drywall and trim, and repairs to old wood before any cosmetic work.

In a Houston neighborhood like Memorial Bend or Wilchester, the City of Houston does. In Bunker Hill, Hedwig, Hilshire, Hunters Creek, Piney Point, or Spring Valley, your Village does. We check your address first.
02Do I need a permit to remove a tree?
In several Villages, yes, even for fairly small trees. Piney Point covers trees 3 inches across and up. Bunker Hill covers 5 inches and up. Hunters Creek covers trees with an 18-inch circumference and up. Check with your Village before any tree comes down.
03Can you coordinate with our architect or designer?
Yes. If you have an architect or designer, we can work from their plans. We keep them in the loop when questions come up.
04Do you work with premium materials?
Yes. We install the materials you choose, from natural stone tile to fiber cement siding. Install crews are certified on each material type.
05My lot is near Buffalo Bayou. Does that change anything?
It can. In Houston, new homes and substantial improvements in the 500-year floodplain must be built 2 feet above that flood level. Smaller jobs like a bath remodel usually are not affected. We check your lot's flood status before we plan bigger work.
