Bay air is hard on plain steel, paint, and wood trim. We use hot-dipped galvanized or stainless fasteners outside and prep trim well before we paint.
Clear Lake City goes through the City of Houston. Nassau Bay, El Lago, Taylor Lake Village, Seabrook, Webster, Kemah, and Clear Lake Shores each run their own permits. We check which one covers your home.
During Hurricane Ike in 2008, a NOAA gauge at the entrance to Clear Lake measured 7.95 feet of surge. Many waterfront and low-lying homes flooded. For homes in a floodplain, big remodels may have to meet elevation rules.

Humid air, wind-driven rain, and clogged gutters rot fascia boards and soffits on many 1960s to 80s homes here. We replace the rotted wood, fix the gutter that caused it, and prime and paint so it lasts.
Paint fails faster near the water. Mildew, chalking, and cracked caulk are common. We wash the siding, fix soft wood, caulk the gaps, and use exterior paint made for humid weather.
Low yards near the bay hold water, and some plants struggle with salty wind. We can regrade beds, add gravel and hardscape, and pick plants that handle the local weather.
